Oceanside extends from established residential and shopping streets toward the waterways and marshes of southern Nassau. The Marine Nature Study Area offers a particularly clear view of that natural South Shore landscape.

Detached houses in a range of styles make up much of the housing collection, with different settings north and south of the main commercial corridors. Some areas feel closely connected to the water; others have the rhythm of a traditional suburban neighborhood.
