When buyers ask us what it's really like to live in a town, they rarely start with the tax bill. They want to know where they'll work out on a Saturday morning, where they'll book a table for an anniversary, and whether there's still a movie theater they can walk to. This fall, several of the towns we serve picked up new answers to those questions.

Here's a roundup of what opened, what's about to open, and what it says about everyday life in Syosset, Huntington, Garden City South and Manhasset, plus a quick note on where mortgage rates stand heading into November.

Syosset: Long Island's First Padel& Club Gets Its Formal Welcome

Padel, a racket sport that borrows from tennis, squash and pickleball, now has a home in Syosset. Padel&, a club brand started by two Swedish brothers who opened their first facility in Stockholm in 2018, is operating at 165 Eileen Way, off Robbins Lane on the south side of Syosset. It's the brand's first Long Island location.

The club has four indoor doubles courts under 25-foot ceilings, newly built locker rooms with a sauna and cold plunge, and a pro shop that rents rackets. It's open daily from 7 a.m. to 11:30 p.m., and newcomers can start with an introduction-to-padel program or book a court through the Playtomic app. The Long Island Press reports the club has been open for several months and has hired an instructor to design a program for young players.

The official welcome is coming up: the Syosset Woodbury Jericho Chamber of Commerce has scheduled a ribbon cutting at the club for Tuesday, November 3, from 5:30 to 7:30 p.m.

Huntington: New York Sports Club Returns to New Street

In Huntington village, New York Sports Club is coming back to 16 New Street, the same address where it operated before closing during the pandemic, as Patch reported. The rebuilt club leans toward strength and conditioning, with functional turf areas, a sauna, personal training and free parking. It will also operate as an official HYROX training facility, a fitness-race format that mixes running with sled, rowing and sandbag stations.

The grand opening is Saturday, November 7, from noon to 2 p.m., with tours, a DJ, raffles and membership offers. For anyone living within walking distance of downtown Huntington, that's one more reason the village works as an everyday neighborhood, not just a Friday-night destination.

Garden City South: Vitolo Sorrentino Italian Supper Club Opens

Garden City South has a new dinner spot. Vitolo Sorrentino Italian Supper Club opened October 27 at 9 Nassau Boulevard, in the space that was formerly ITA Kitchen. Salvatore Sorrentino, an owner of ITA, has partnered with Anthony Vitolo, an executive chef at Manhattan's Emilio's Ballato.

The 120-seat room has a full bar, live jazz on Friday and Saturday nights, and a menu built around classics like baked clams, cacio e pepe, Bolognese and veal. It serves dinner seven nights a week and also offers catering and private parties. Reservations are on OpenTable.

A note for house hunters: Garden City South is an unincorporated area next to the Incorporated Village of Garden City, so a Garden City mailing address doesn't always mean the village. If you're comparing homes on either side of the line, confirm the village, school district and tax picture for the specific address.

Manhasset: The Manhasset Cinemas Is Weeks From Reopening

On Plandome Road, the three-screen Manhasset Cinemas at No. 430 is under renovation by its new operator, Assemble Cinemas. The company says its opening lineup, which it calls the First Act, is coming within weeks, though it hasn't announced a date. It has posted six jobs for the reopened theater, from an assistant manager to a projectionist and ushers, and Assemble Cinemas LLC filed a State Liquor Authority application under the Manhasset Cinemas name on October 23.

Assemble dates the building's run as a movie house to 1936. For Manhasset, a working cinema a short walk from the LIRR station is the kind of downtown anchor that keeps Plandome Road lively on weeknights.

Cold Spring Harbor: A National Honor for the DNA Learning Center's Founder

One more bit of local pride: David Micklos, who founded Cold Spring Harbor Laboratory's DNA Learning Center in 1988, received the National Association of Biology Teachers' 2026 Genetics Education Award. It's a nice reminder of the science community that calls Cold Spring Harbor home.

A Quick Word on Mortgage Rates

Freddie Mac's weekly survey on October 29 put the average 30-year fixed rate at 7.24%, down from 7.32% the week before and the lowest level this month. A year ago, the average was 6.17%. It's a modest move, but for buyers who have been waiting, every small dip helps purchasing power. Talk to a lender about where your own rate would land, since the survey average assumes 20% down and excellent credit.

What This Means for Buyers and Sellers

  • Buyers: Openings like these change how a town feels day to day. Walk the downtowns, try the restaurants and look at what's within a short drive before you commit to a street.
  • Sellers: New amenities near your home are worth mentioning in your listing, stated accurately and without overselling.
  • Everyone: Always confirm the school district, village and taxes for a specific address, especially in places like Garden City South, where a mailing address and a village line don't always match.

"Some of the best conversations we have with buyers aren't about the house at all. They're about where they'll grab dinner, where the kids will play, and what a Saturday looks like in their new town. It's great to see Syosset, Huntington, Garden City South and Manhasset adding new places to gather this fall. If you're thinking about a move, or wondering how your neighborhood looks to today's buyers, give Mike or me a call. We'd love to help."
