Every October, the real estate data site PropertyShark ranks the 100 most expensive ZIP codes in the country by median sale price. The Hamptons usually grab the headlines, and this year was no different: Sagaponack came in No. 2 nationally at $7.35 million. The 2026 list, released October 13, also carries real news for the North Shore. Old Westbury and Manhasset both made the top 100, and both posted higher medians than a year ago.

If you own a home in either community, or you're browsing Old Westbury and Manhasset listings, here's what the ranking says and how to use it.

Old Westbury: Nassau's Only $3 Million ZIP Code

Old Westbury's 11568 ranked No. 44 nationally, with a 2026 median sale price of $3,054,000, according to PropertyShark. On last year's list, 11568 ranked No. 40 at $2,864,000. That works out to a gain of about $190,000, or roughly 6.6 percent.

The ranking slipped a few spots while the median rose, which tells you how fast prices climbed elsewhere. PropertyShark says the cutoff to make the top 100 rose to $2.22 million this year, 9 percent higher than last year and 69 percent higher than in 2016. Fifty-two ZIP codes nationwide now have medians of $3 million or more.

PropertyShark's table lists seven Long Island ZIP codes at $3 million or more this year. According to PropertyShark's table, six of them are in Suffolk County: Sagaponack, Bridgehampton, Water Mill, Amagansett, Wainscott and Fishers Island. Old Westbury is the seventh, and the only one in Nassau County.

Manhasset: Back on the List, With Room to Spare

Manhasset's 11030 ranked No. 98 with a 2026 median of $2,230,000. In 2025 it was tied for No. 99 at $2,050,000. That's an increase of about $180,000, or about 8.8 percent, which is a faster gain than Old Westbury's.

Manhasset still sits near the bottom edge of the ranking. The last entry on the list, Greenbrae, California, came in at $2,221,000, so Manhasset cleared the cutoff by about $9,000. Because the cutoff keeps rising, staying on the list takes steady price growth.

Nassau's Presence Doubled

Nassau placed four ZIP codes in the 2026 top 100: Old Westbury (No. 44), Great Neck 11024 (No. 67, $2.6 million), Mill Neck 11765 (No. 86, $2,388,000) and Manhasset (No. 98). On the 2025 list, Old Westbury and Manhasset were Nassau's only two entries.

Across New York State, PropertyShark counted 20 ZIP codes this year. Suffolk County set a record with 10, and three of those reached the national top 10. The New York metro area as a whole made up 25 percent of the list, its highest share yet, and tied the San Francisco Bay Area at 31 ZIP codes each.

How to Read a ZIP Code Median

A national ranking is a good headline, but it's a blunt tool for pricing an individual home. Keep these points in mind:

  • It's a nine-month snapshot. PropertyShark looked at closed residential sales from January 1 through September 30, 2026. It counted condos, co-ops, and single- and two-family homes, and it excluded multi-parcel deals.
  • Small samples can swing. A ZIP code needed only five qualifying sales to be ranked. PropertyShark itself notes that Sagaponack's prices swing widely from year to year because it has so few sales. A handful of estate sales, or a quiet stretch at the top of the market, can move a small market's median a lot.
  • The mix matters. As Newsday has noted, median prices reflect the mix of homes that sell in a given period. A median can rise because more large homes sold, not because every home gained value.
  • ZIP lines aren't village or school lines. A ZIP code doesn't line up neatly with village, hamlet or school district boundaries. Always confirm the school district with the full property address.

For perspective, OneKey MLS put Nassau County's September median single-family sale price at $860,000, as Long Island Business News reported October 16. That's a different measure (single-family homes only, in a single month), but it shows how far above the county the Gold Coast trades.

What It Means for Sellers

For Old Westbury and Manhasset owners, the ranking confirms that demand at the upper end held up through the first three quarters of 2026. It doesn't price your house for you. That still comes down to recent comparable sales on your street and in your section, plus condition, acreage and updates.

The broader backdrop is still tight supply. LIBN reported that Nassau and Suffolk had 6,387 homes listed with OneKey MLS at the end of September, about 3.6 percent fewer than a year earlier.

What It Means for Buyers

At these price levels, buyers often weigh land, privacy, schools and commute more than a few thousand dollars on the median. Financing costs still matter. LIBN cited Bankrate's average 30-year fixed rate of 7.47 percent as of October 16. Get pre-approved early, ask your lender about jumbo-loan terms, and line up an attorney and inspector before you find the right house, not after.

Manhasset's place on the list is also a reminder that the North Shore offers more than one luxury price band. Old Westbury's estate properties and Manhasset's tree-lined neighborhoods near Plandome Road and the LIRR serve different buyers, and they price differently.

"A ZIP-code median is a helpful starting point, but in Old Westbury and Manhasset no two streets, and really no two homes, are priced the same way. The setting, the land, the condition and the way a home lives all shape its value, which is why we price every property on its own merits. If you're curious what your home is worth in today's market, call Mike or me and we'll give you an honest, property-specific value."
